BRRRR University
Real Estate Investing Certification
Buy, Rehab, Rent, Refinance, Repeat — the full method, from reading a market and running the numbers through financing, entity structure, tax strategy and scaling a portfolio. We built it to train our own team, out of the library of material we had spent years collecting. It is the clearest statement of how we actually work.
Access is by invitation — it is how we train our team and the partners we work alongside. If that is you, ask and we will set you up.

The curriculum
Thirteen modules, in the order they matter
Each module carries its own lessons, visuals and cited sources, and every claim traces back to the document it came from.
- 01
Foundations & the Investor Mindset
Why real estate, how wealth actually compounds, and the mental model the rest of the course builds on.
- 02
Deal Analysis & the Numbers
NOI, cap rate, cash-on-cash, and the arithmetic that decides whether a deal is a deal before emotion gets a vote.
- 03
Your Wealth Blueprint
Reading your own financial position honestly, then setting targets the numbers can actually carry.
- 04
Sourcing Deals
Where off-market inventory comes from, and how to build a pipeline instead of waiting on the MLS.
- 05
Funding Your Vision
Conventional, portfolio, hard money, private capital — what each one really costs and when to reach for it.
- 06
The Mortgage Maze
Amortization, points, DTI, and the terms that quietly decide your return years after closing.
- 07
Seller Financing & Win-Win Deals
Structures that work when a bank won't, and why the seller often nets more by carrying the paper.
- 08
Asset Protection
Entities, layering, and separating what you own from what can be taken.
- 09
Tax Strategy
Depreciation, cost segregation, 1031 exchanges — the part of the return most investors leave on the table.
- 10
Renovation & Contractors
Scoping work, controlling draws, and which renovations return more than they cost.
- 11
Insurance & Risk Management
Landlord policies, Florida-specific exposure, and the coverage gaps that end portfolios.
- 12
Property & Tenant Management
Screening, systems, and the operational discipline that keeps a rental from becoming a job.
- 13
Scaling & Legacy
Turning one property into a system, and a system into something that outlives you.
More than reading
Built to be used, not skimmed
Five working calculators
A deal analyser, the BRRRR recycler, amortization, DTI and a 1031 estimator — the same math the lessons teach, runnable against your own numbers.
An assistant that cites its sources
Ask a question and it answers from the source library the course was built on, pointing at the passage it came from rather than improvising.
A 40-question certification exam
Sampled evenly across all 13 modules and reshuffled every attempt, so a retake tests what you know rather than which letter you remembered.
Progress, streaks and weak-topic tracking
The platform notices which modules you keep missing and sends you back to them.
Where it came from
Synthesized from our own library
The course was written out of the material we had already accumulated running this business — sixty-five PDFs, dozens of document templates and the spreadsheets we underwrite with. Where two sources in that library disagreed, the course says so rather than quietly picking one.
It is education, not advice. Nothing in it is investment, tax or legal guidance, and the tax figures in particular carry the year they were written.
The other half
The software we run on it
The course teaches the method. Sound CRM is the system we built to execute it — a calling queue that knows who to dial next, underwriting that runs fix & flip and Section 8 over the same inputs, and a buyer list that matches itself to the deal.
