Calling-hours and do-not-call rules, enforced by the software

Cold calling has rules. Most tools leave them to whoever is holding the phone. Here they are enforced by the software, on every call, and you can see the setting that does it.

Calling hours, enforced

Defaults to the federal 8 am to 9 pm window, judged in the property's own time zone, days of the week included. A lead outside its window is held out of the queue, so a caller in Manila never has to do the arithmetic.

Two do-not-call lists, kept apart

Numbers on the federal registry are scrubbed by default; it is a setting, because whether a call to buy a house is a solicitation is a question for your lawyer, not your software. People who asked you to stop go on a standing list that is never governed by that setting and is checked server-side before every dial.

Data that stays where it belongs

The buyer portal reads a separate, buyer-safe copy of each property. Owner names, loan balances and contract prices are not redacted on the way out; they are never written to it in the first place.

Your outbound numbers are registered with the carriers under your business, so a wrong spam label is something to appeal rather than a number to throw away. Registration buys the absence of a label, not an answer rate; anyone quoting you a percentage for this is guessing.

Who built it

The software our own wholesaling runs on

Sound Properties Group buys houses in Sarasota. We built Sound CRM because nothing on the market did the whole job at a price a small team could justify, and we have run our acquisitions on it every day since: 3,000-plus leads scored, traced and worked in the screens above, with the callers dialing from it right now.

That is why the page says “coming” where it does. We are the first customer, and the things we still do outside the tool are the things it does not do yet.

Questions people ask before signing up

Can I use it today?

Not yet. Sound CRM runs Sound Properties Group's own acquisitions and is not open to other companies. There is no pricing page and no trial because we would be guessing at both. The waitlist is real: the first calls we make will be to ask what you need, not to sell you anything.

Does it replace my dialer?

Yes. Calls are placed from the browser, each caller from their own line, and every dial is logged the moment it is placed. If you would rather dial from a handset, a click hands the number to your phone and still logs the attempt. What it does not promise is an answer rate; nobody can.

Where do the numbers come from?

Three places, and every figure says which. Skip tracing and a first pass of comparable sales run through DealMachine inside the CRM. Florida's county property appraisers publish every parcel's owner, mailing address, value and sale history, and the CRM reads those rolls directly — for lists of absentee and long-held owners, and for closed sales around a house when the vendor finds too few. Section 8 rents start from HUD's published Fair Market Rents for the ZIP or county. The rates, spreads and thresholds in both underwriting models are yours, editable in settings.

Is it Florida-only?

Florida first, on purpose. Florida is a full-disclosure state, so sold prices and owner records are public, and the CRM is built to read them county by county: Sarasota and Manatee rolls and Bradenton code cases today, the rest of the Gulf Coast as we go. Calling hours, HUD rents and the vendor data work in every state; the county-roll lists and comps are Florida's edge. Outside Florida, tell us on the waitlist and we will say plainly what has and has not been run in your market.

What does my buyer actually see?

A listing card with the asking price, the ARV, a repair estimate, the beds, baths and size, and a map pin rounded to the block. The street address appears when you choose to show it. Your contract price, spread, the owner's name and the verdict never reach the portal. A shareable deal packet per listing carries the same redaction — comps without addresses, a repair band instead of the figure — on a link minted for one buyer, so every open is that buyer's.

How do team seats and roles work?

Owner, admin, manager, caller and view-only, with a permission matrix for the questions that vary between teams. Managers see everyone's numbers without being able to change settings. Removing someone keeps their calls and notes attributed to them.
